We moved from a suburban area with a population of 100,000+. It was a 20-minute drive to the mall with major department stores, or 10-15 minutes to closer cities that served most of our needs. However, living in Grand Junction is saving us money on gas. Where we are located, going to Target, the grocery store or the mall is under a 2-mile drive. Getting to Main Street downtown takes 10 minutes. Because everything is so close, we are spending way less on gas for everyday services. That was a surprise.

Elevation vs. Population

In Minnesota, as you approached a new city along the Interstate, the sign included the population. In Colorado, elevation takes center stage over population on road signs. At first, I thought that was amusing, but now I find it quite helpful. Grand Junction’s elevation is officially 4,646’ above sea level. We are surrounded by the Book Cliff Mountains, the Colorado National Monument, and the Grand Mesa. All mountains that increase the elevation another 1,000 to 6,000+ feet higher. As you drive into the mountains its fun to realize your elevation, especially as you drive over the scenic mountain passes.

Grand Junction is Bike Friendly

Because of the warmer weather, people ride bikes year-round here. That means you’ll likely see bikers on your regular car outings so keep your eyes open. Stay vigilant. When you approach a stoplight and you want to turn right, stay back until you know the crosswalk is clear of bikers and pedestrians. And watch over your shoulder as bicyclists can come up behind you quickly. And never pull up too far at any stoplight, stay out of the crosswalk because there are people everywhere, especially downtown. The city has done a good job adding specific bike lanes alongside traffic to keep riders safe. Here’s a great map from Mesa County so you can see which major streets have bike lanes. Community Focused

I am amazed at the number of events and activities going on in Fruita, Grand Junction, Palisade, and all over Mesa County. Everyone is very friendly here and always willing to share what they are up to. There are so many websites, Facebook pages and other social media accounts you can follow to find out what to do in the Grand Valley. Dining, outdoor adventures, wine tours, hiking, biking and so much more. I subscribe to many of the sites and pages and appreciate the advanced notice for upcoming events.

The Business Times is a local paper that helps keep me informed about business related community news. I also follow the Grand Junction Economic Partnership on LinkedIn and I subscribe to their newsletter. There are a lot of start-up businesses in the area and many remote work-from home professionals. You’ll find book clubs, professional organizations and so many recreational outings and clubs. There is no shortage of community involvement. And I didn’t even touch on the many wonderful nonprofit organizations!

Tourism is important to the Grand Valley. 30% of Grand Junction’s sales tax revenue comes from tourism. There are 6300 employed in the tourism industry in Mesa County. At a recent Western Colorado Economic Summit, I heard from city and tourism leaders from Fruita, Palisade and Grand Junction. They all commented that they keep a balance between tourism and community and that community (residents and businesses) always come first, tourism second. I like that philosophy! And the representative from Visit Grand Junction said the most common comment they hear from visitors is that the people of the Grand Valley are so friendly, that’s awesome!

The Best Produce at Incredible Prices

There is so much local produce available for people living in Grand Junction. Of course, the Palisade peaches top the list, but the freshness and variety of plums, apples, pears and locally grown vegetables are all exceptional. When our daughter started at CMU, she said, “I don’t think I ever realized what a tree ripened pear tasted like until I started living in Grand Junction.” Amazing! I’ve also found that the prices on other produce not grown locally can be half the price I was paying in the Midwest and much fresher. Must be the proximity to California. Either way, be prepared to eat fresher, better, and less expensive produce when living in Grand Junction.

Everyone Has a Story

No matter who you talk to, everyone has a story about how they ended up living in Grand Junction. Some people attended Colorado Mesa University and never left. Others met their current partners elsewhere and came back home to live in Grand Junction. Some relocated for work or family, and many just fell in love with living the lifestyle the Grand Valley offers.

Every time I meet someone new, they ask what brought me to the Grand Valley. I always answer with “A desire to be closer to our children. And weather, and scenery, and quality of life, and location and the sense of community and the Palisade peaches and…” the list goes on and on! I’ve learned that almost everyone decided on living in Grand Junction for the quality of life, and the opportunity to enjoy the outdoors year-round and experience all four seasons.

Diverse Housing and New Construction

Living in Grand Junction, or anywhere in Mesa County, you have many choices for housing. In fact, we are finding it hard to choose exactly where we want to live in Grand Junction. Or maybe we end up in Fruita or Palisade. Modern, traditional, and historic homes coexist. Homes were first built in the late 1800’s or early 1900’s. We have an abundance of homes currently under construction today. Numerous neighborhoods and varying price ranges cater to different preferences. You can choose an urban lot, a little larger suburban lot, or there are lots of stunning acreage lots for sale in Grand Junction, Fruita, Palisade, Loma, Mack, Orchard Mesa, East Orchard Mesa and beyond.

What we have found helpful is to ask people where exactly they live in Mesa County and why. We want to know what they like and don’t like about where they live now. Ask me about homesteading in Whitewater along Kannah Creek! It’s really helping us to narrow down our geographic choices. When you look at sites like Realtor.com, just remember that not all properties are listed on the MLS or advertised on the Internet. I collaborate with local agents. I know when there are properties coming on the market well before the public knows. So, if you have certain criteria and you just aren’t finding it online, text or call me.

House Hacking is Alive and Well in Mesa County

If you are looking for ways to lower your monthly out of pocket expense for housing, then consider some of these house hacks. Many cities in Mesa County allow ADUs, an Accessory Dwelling Unit. That means you can legally have a second residence on your property. ADUs are allowed on single-family properties that are greater than 6,500 square feet in size. The size of the ADU is limited depending on the primary structure size. Call the Planning Department at 970-244-1636 with the address to discuss the limitations and process. The second unit could be a tiny house, a converted garage or other small structure. It’s a way to earn rental income to offset your housing costs. Read my post about ADUs in Grand Junction.

Another hack is roommates. Consider a property with a mother-in-law suite within the primary residence where your renter has their own private entrance. Or rent your spare bedrooms. You can even rent garage space or allow someone to store an RV on your property for a fee. All of it can create rental income to offset your cost of living. Many homes by Colorado Mesa University have been remodeled to maximize bedrooms and rental opportunities for landlords.

As I tour more properties in the Grand Valley, I see so much potential. Living in Grand Junction can be as diverse as you’d like it to be when it comes to housing.

The Temperature isn’t the Temperature

Adjusting to the Colorado desert climate involves understanding temperature nuances. Coming from the Midwest, we had to deal with humidity in the summer. Not as much as the southeast, but it made a difference. Ninety degrees and high humidity is not like ninety degrees with low humidity. The high desert allows me to enjoy those 90-degree days outdoors instead of wanting to stay inside with air conditioning. So far, the fall has been fabulous. December in the Grand Valley is like October in Minnesota. Every time we walk out the door, we are thankful to be here to enjoy the mild temps. Depending on where you are moving from, living in Grand Junction or Mesa County could be a big change for you too. I share the average monthly temperatures in my post called Grand Junction weather.

When it’s 40 degrees outside, I reach for my hat and gloves before I walk out the door, like I used to do. But so often, I don’t need them because 40 degrees feels warmer here than in the Midwest. The proximity to the sun at higher elevations intensifies its effects, makes it feel warmer than what we think it should feel like. When you step into the shade, you can really feel a drop in the temperature. We are still adjusting to it. Always dress in layers. And the locals have taught us, if you don’t like the weather, wait 15 minutes and it will change. And it does!

Always be prepared!

Keep Toilet Paper in Your Car

Yeah, this is a strange one. If you go exploring, you can’t count on a vault toilet or outhouse to have toilet paper for you or your passengers. And sometimes you are just lucky to have a facility at all. Road trip essentials. Keep toilet paper in your car, hand sanitizer or wipes, and other necessities that public restrooms might not supply. With the dryer weather, I also recommend some hand lotion. And it’s important to use sunscreen during the winter because the glare off the snow can cause sunburn. We keep extra sunglasses in our glove box for our “adventure trips” in case our passengers don’t have any. We stopped at many rest areas and visitor centers where there was no toilet paper. And remember, when you hike, pack it in and pack it out. Do not leave toilet paper in nature. Bring a bag for all of your trash. Oh, and if you haven’t been advised yet, bring lots of water!

Navigating the Transition

Embarking on a cross-country move can be a daunting task, filled with numerous decisions and uncertainties. When my wife and I decided we would be moving to Grand Junction from Minnesota, we quickly realized the importance of simplifying the process and focusing on the essential first step – Just get there.

Step One: Just Get There

The sheer magnitude of decisions that come with moving from one state to another can be overwhelming. Initially, we contemplated buying a new home immediately, given our 26 years of homeownership. However, we soon recognized that trying to handle the sale of our current home and purchasing a new one from 1200 miles away was just too stressful for us.

Our mantra became “Just get there.” This simple phrase guided us through the intricate process of preparing, listing and selling our home. We chose to prioritize our physical presence in Grand Junction over immediately settling into a new permanent residence. This decision allowed us to focus on the immediate challenges at hand without spreading ourselves too thin.

Securing Temporary Housing

To facilitate our move, we aimed to secure temporary housing in Grand Junction. This, however, proved to be a competitive endeavor with limited availability of rental units. After persistent efforts, we successfully secured an apartment, providing us the stability we needed to proceed with the listing and selling of our Minnesota home. We knew our home would sell fast and we wanted to know that we had a place to go before we put it on the market.

The real estate market can be unpredictable, but having a knowledgeable and experienced agent played a crucial role. Wink wink…. Our home sold within three days, a testament to the importance of having the right guidance during this transitional period along with the proper preparation of our home to assure a quick home sale at a top value.

Upon arriving in Grand Junction and settling into our apartment, we discovered a vibrant community of individuals who had taken the same leap of faith. Many had sold their long-time homes in other states, opting for rental housing in the Grand Valley, all in pursuit of the common goal – Just get there. It’s amazing the people you meet out on the trails!

Shared Experiences

While I was recently holding an open house in Grand Junction, I met a couple with a similar story to mine – sold their home in another state, currently renting in Palisade, and planning to buy a property within 6 months. Mrs. Buyer explained all the different decisions that were part of moving to Grand Junction. She looked at me and said, “At one point we just realized that our first step was to JUST GET THERE”. I couldn’t believe my ears. The realization that others had arrived at the same conclusion reinforced the significance of simplifying the relocation process. Which, in part, is why I created this website.

Take the Leap

Moving to Grand Junction is undoubtedly worth the effort, but it’s crucial not to let the overwhelming process overshadow the excitement of the journey. “Just get there” serves as a mantra to remind you that you can prioritize your physical presence in Grand Junction initially. Wealth is Where Your Friends Are

Have you heard the phrase “wealth is where your friends are”? I first read about it in a book called How to Retire Happy, Wild and Free by Canadian author Ernie J. Selinski. The author didn’t focus on retirement finances and investments in his book but more on happiness and lifestyle. He describes retirement, or pre-retirement, as a time to become much more than you have ever been. He explains how important it is to discover the world around you while you still have your health and physical capabilities to explore all you want to see and do.

Your friends will send you mail!

Chapter 6 is titled “Your Wealth is Where Your Friends Are”. I think it applies to the concepts on this website about moving to Grand Junction, or Mesa County in general. Above all, friends make life complete. For some, moving to the Grand Valley means they are moving towards family or friends, and that’s fabulous! But for others, it means you are moving away from family and friends. To a place where you know very few people, if anyone at all. Let’s talk about that.

Moving away from your home town

When Paul and I moved to Grand Junction it was a little of both. Of course, we were leaving our friends in Minnesota, and my parents, sister, brother-in-law and nephews along with Paul’s mom. Our parents are in their early 80s and it was tough to move away from them. However, we were also moving towards our children. Our oldest daughter graduated from Colorado Mesa University in 2022 and she still lives in this area. As of 2023, our youngest daughter lives in Tempe, AZ while she’s finishing up her degree at Arizona State University. They both chose the southwest. We were in Minnesota. When they said they were not planning to move back to Minnesota after they got their degrees, we were shocked at first. We always thought we would grow old with lots of family around us.

Now, you are probably familiar with the fact that Minnesota winters are cold. Maybe you’ve even heard of a polar vortex. Minnesota winters are also long and dreary with lots of cloudy skies and don’t get me started about wind chill factors. You can google it if you aren’t familiar. Let’s just say it gets so cold your face hurts on your way to the mailbox at the end of the driveway. So, we understood why our kids didn’t want to settle in Minnesota after living in the southwest and we started to ask ourselves why we were staying too. It took us a long time to come to the decision to move, and lots and lots of research until we finally chose Grand Junction.

In retirement, as well as in life in general, being near friends and family is important for our happiness and wellbeing. If you are moving to Grand Junction because of a job relocation or other opportunities, and you don’t know anyone here except the contact with your employer, I want to say, don’t worry.

Discovering the Grand Valley

What we discovered is that everyone in the Grand Valley is very helpful, friendly, and more than willing to share their experiences with you. We moved here in the month of September, which was the perfect time for hiking. There are many short trails for us beginners and we met people along the way as we started to hike in the area. We discovered that many people have a story about when they moved to Grand Junction too. It’s fun to learn about where they lived before and what brought them here. Paul even has past clients he served in Minnesota that now live in Fruita.

Here’s the best part. Because there is so much to do in western Colorado and eastern Utah, we have friends and family already making plans to visit us here from other states. We made sure our new place had a guest room to encourage visitors and we’ve hosted three different couples in the first three months we were here, with the promise of more to come! Why Live in Grand Junction, Fruit or Palisade?

Another advantage of living in Grand Junction, Fruita, or Palisade is that they all have very active Chambers of Commerce, business groups and clubs, events and nonprofits. Once you start to follow their Facebook pages, browse their websites, or follow them on LinkedIn, you’ll see there are so many opportunities to become a part of the community. You can attend events, volunteer, join groups or clubs or just hang out at popular local establishments and parks.

Paul and I are on LinkedIn, and we find it a very useful tool for connecting with other local business owners and professionals, learning about local events, and staying in touch with our network connections back in the Twin Cities too. Take Advantage of Local Rental Shops

There are plenty of rental shops for bikes, ATVs, RVs, etc. so don’t feel like you need to buy a lot of stuff to experience the outdoors when you get here. I like the phrase “try before you buy” and there are a lot of choices here for that. Even the Outdoor Program (OP) at Colorado Mesa University offers equipment rentals to the public at very low rental rates. The OP is CMU’s headquarters for outdoor adventure and education. That’s how our daughter got started as a CMU student with camping, backpacking and climbing equipment. And after she graduated, she and her friends went back to “the OP” to rent canoes and larger coolers for a weeklong trip down the Green River in Utah. Colorado Mesa University students, staff, faculty, and alumni receive discounted prices! Might be a great place to work when you move here!

So, please don’t worry about leaving your friends and family when you move to Fruita, Palisade or Grand Junction. It’s a very welcoming community with so much to see and do locally and within a few hours’ drive of the Grand Valley. You too will soon have a wealth of friends around you and who knows, some may even follow in your footsteps and move here too after they hear you talking about all the wonderful things you are experiencing in Grand Junction and western Colorado!

Learn about the local area

Below are a few links to local TV stations you can follow as well as see the local news topics and weather report. Ahh, the weather, that’s a whole other blog post about this “high desert” climate. Let me just say, we are very happy to leave the humidity and excessive mosquito population behind in Minnesota. Hardly any bugs here and the mild climate is absolutely wonderful. Something we are thankful for every day we are here. And most of those days boast a brilliant blue sky and maybe some white puffy clouds.

KKCO is a television station in Grand Junction, Colorado, affiliated with NBC and Telemundo.

KREX-TV is a television station in Grand Junction, Colorado, serving as the CBS affiliate for Colorado’s Western Slope region.

KJCT-LP is a low-power television station in Grand Junction, Colorado, serving Colorado’s Western Slope region as an affiliate of ABC and The CW Plus. Owned by Gray Television, it is a sister station to dual NBC/Telemundo affiliate KKCO.

    Notify Important Parties About Your Move

Keep your contacts in the loop about your relocation. This includes your employer, friends, family, and service providers. I can offer tips on how to streamline this process and make it as smooth as possible. You’ll also find a lot of helpful info on this website.

One tip I will give now is to update the address on your credit card first before you start using it to set up automated payments for other providers and be sure to sign up for Informed Delivery with the USPS when you do your mail forwarding address. If you don’t have this set up already, it sure comes in handy when you are between locations, especially if you are living in a temporary location as a part of your move. We mailed our friends and family a postcard from Grand Junction to give them our new address, that was fun! We bought them either at the Colorado National Monument or a fun bookstore in downtown Grand Junction, ask me about it!

Choose your method of transportation to Grand Junction – whether you’re driving, flying, or hiring a moving company. Maybe you’re driving your own moving truck across country like I did. We made one initial small trip with a towable trailer and one vehicle, flew back to Minnesota, then our final trip was with a 20’ truck I drove and my wife drove our second vehicle.   1. Register Your Vehicle and Update Licenses when you arrive

If you’re bringing your vehicle with you, research the requirements for registering it in Colorado. Additionally, update your driver’s license and vehicle registration to reflect your new Grand Junction address.  If you are coming from out of state, Colorado DMV will charge you $25 for them to walk out to the parking lot and check the VIN (Vehicle Identification Number) on your vehicle. Now, you might luck out and they forget to charge you the fee, but just be prepared.   1. Secure Employment in Grand Junction

For job-related relocations, ensure you have your position secured before the move. If you plan to start your job-hunting in Grand Junction, I can offer networking advice and assist in job search strategies. They have a wealth of resources as well as maker space options for small businesses. They have kitchen facilities and large equipment for manufacturing available for use.

How do I Establish Residency in Colorado?

Here are 11 Essential Steps for to Establish residency in Colorado, specifically in Grand Junction. I know what it’s like to move from another state. Heck, I moved across the country and have some advice on that too. Ask me about our road trip to Colorado from Minnesota and what “leaked” out of our 20′ U-Haul truck.

When you’re planning to establish residency in Colorado, it’s crucial to navigate through a series of steps and factors. Here’s a comprehensive guide to help you successfully claim residency when it’s your turn to move to Grand Junction, Fruita or Palisade:

1. Find Your Grand Junction or Grand Valley Home

The initial step is securing a place to live in Grand Junction, Colorado, whether it’s a rented apartment, house, or your own property. Your physical address in the city is a vital element in substantiating your residency. We started out renting so we could look for our next property at our own pace vs house hunting from a distance. 2. Update Your Driver’s License

Within 30 days of your move to Colorado, update your driver’s license with the Colorado Department of Revenue’s Division of Motor Vehicles (DMV). To establish Colorado residency, head to our local DMV office in downtown Grand Junction on Spruce Street to complete the necessary paperwork, and pay the required fees. Bring your checkbook if you want to avoid the extra 3% fee for paying by credit card. Oh, and go online to make your appointment right away. We had to wait 2 weeks to get an appointment.

3. Register to Vote

To solidify your residency in Colorado, register to vote in Grand Junction via the Colorado Secretary of State website. Cities in the Grand Valley I serve are in Mesa County. You can register to vote online or have them mail you a paper form. Now I will say, it seemed like we got registered automatically after getting our Colorado driver’s licenses. We got a letter in the mail a week after our visit to the DMV saying we were registered to vote.

4. Change Your Vehicle Registration

If you own a vehicle, modify its registration to Colorado and obtain Colorado license plates through the DMV. Mesa County Motor Vehicle Department website. Colorado residents can get a $29 Keep Colorado Wild Pass when registering a car, motorcycle, recreation vehicle or light truck through the Division of Motor Vehicles (DMV). Also known as the Colorado State Parks pass. The parks pass goes with the vehicle, not the individual. It’s a sticker on your license plate. Learn more about the parks pass. Colorado State Park pass is normally $80/year, so buying it with your registration is quite a savings!

5. Establish Financial Connections

Another step in establishing Colorado residency is to open a bank account in Mesa County and ensure your mailing address aligns with your new residence. Update your utility bills, insurance, and other financial documents to reflect your Grand Junction address. I recommend you first update the billing address on your credit card before you start changing other addresses because if you need to pay for something regarding your address change with a credit card, it won’t process if the addresses don’t match. There are a lot of wonderful local banks in the area. Ask me how I like the community focused bank we chose.

6. Utilize Local Services

Start using local services, such as healthcare providers, dentists, and other professionals, to build local connections. If you are a business owner or self-employed, consider the Chamber of Commerce in Grand Junction, Fruita or Palisade. There are mentor programs for new residents who work from home.

7. Notify Your Employer

If you’re relocating to Grand Junction, CO for work, inform your employer about your new address and Colorado residency. They may need to adjust your tax withholdings accordingly. I highly recommend you consult with a tax advisor prior to your move. Colorado has a very competitive income tax rate among other tax benefits.

8. File State Taxes

After establishing residency in Colorado, remember to file your state income taxes in Colorado and the state you moved from in the year you moved. Again, for your first year here, consult with a tax advisor to make sure you know all of the local tax benefits of living in Mesa County, Colorado.

9. Engage in the Community

Show your commitment to the community by getting involved in local clubs, attending community events, and engaging with your neighbors. There are so many things going on in the Grand Valley. Seek out websites, social media accounts like Facebook and Instagram feeds to see what’s going on. We were up on the Grand Mesa one fall weekend and stumbled upon an Octoberfest celebration at Powderhorn Ski Resort. It was an unexpected surprise. We marked our calendars to watch for it next year so we can make plans to attend again. The Mesa is one of the best places to be to see fall colors. And they change earlier than here in the valley.

10. Maintain Records

Keeping records of your residency-establishing activities is crucial. Store copies of bills, rental agreements, voter registration documents, and other pertinent records as proof of residency.

11. Seek Professional Advice

Depending on your specific situation, it’s wise to consult with legal or tax professionals to ensure you meet all the requirements for establishing residency. My wife interviewed a local attorney to help establish a new business in Colorado and register her marketing company as a foreign entity so she could keep her official business registration in Minnesota but work here in Colorado and pay the much lower Colorado income tax rate vs Minnesota income tax rate. It’s worth noting that the process of establishing residency can differ based on individual circumstances and state-specific requirements. For the most accurate and up-to-date guidelines, always consult the relevant state and local authorities.
